Guaranteed rent means a company leases your property and pays you a fixed monthly rent, whether or not a tenant is living there. Here is how it works with Hills Consortium Ltd, part of the Hills group.
How it works
- Hills Consortium leases your property for 3 years, then month to month on the same terms.
- You are paid a fixed monthly rent agreed in the lease, 52 weeks of the year.
- There are no fees to you, and you do not have to find tenants or chase rent.
What you remain responsible for
As the owner, you keep responsibility for the structure and repairs, buildings insurance, safety certificates and any licence the council requires, and any white goods and furniture you provide.
When rent can pause
Rent can pause while the property is empty or awaiting repairs that are your responsibility, or if the organisation placing the tenant stops paying. These terms are set out in full in the lease before you sign.
Ending the lease
After 24 months you can end the lease with 1 month’s notice if the property is empty, or 8 months’ notice if it is occupied.
