Why use a letting agent in 2026

Letting a property has never been simple, and the Renters’ Rights Act has made it more demanding. Many landlords now find that a good agent saves more time and risk than it costs.

What a good agent does

  • Finds the right tenant: marketing, viewings, referencing and right to rent checks.
  • Handles the paperwork: tenancy agreements, required documents, deposit protection and notices that must be exactly right.
  • Collects the rent: chases arrears early and passes rent to you with a clear statement.
  • Manages repairs: takes tenant reports, arranges qualified contractors and keeps records.
  • Keeps you compliant: tracks gas, electrical and other renewal dates so nothing lapses.
  • Deals with the end of the tenancy: check-out, deposit deductions and any dispute.

What it costs

Fees vary by service. Tenant finding only, rent collection and full management are priced differently, and some agents charge extra for add-ons. Our fees are published on the Fees page, shown with and without VAT. Ask any agent for the full list, including VAT, before you sign.

Questions to ask any agent

  • Are you a member of a redress scheme such as The Property Ombudsman?
  • Are you a member of a client money protection scheme?
  • How are tenants’ deposits protected?
  • What happens if my tenant stops paying?
  • Who deals with repairs out of hours?
  • What are all your fees, and how can I end the agreement?

In England, letting agents must belong to a client money protection scheme and a redress scheme, so any agent who cannot give you the details should not be trusted with your property.

Is an agent right for you?

If you live nearby, have time and enjoy the detail, managing a single property yourself can work. If you have several properties, live far away, or want to avoid the risk of a missed deadline, an agent is usually the safer choice.
